Our Vision
Sun City Summerlin is a 55 year active-adult community organized in the City of Las Vegas, by Del Webb Corporation in 1990. It is one of the nation’s premiere adult communities. The master-planned development is home to over 12,500 residents from all parts of the United States. The community is organized into a community association, Sun City Summerlin Community Association, Inc.
The Association’s purpose is, with reasonable governance and rules, to provide for the care and maintenance of the facilities in a cost effective manner, and to create an atmosphere which encourages new and old residents to maintain the active lifestyle they have sought by moving to the community.
Community Governance
Sun City Summerlin Community Association, Inc. (SCSCAI) is a non-profit corporation established to operate all of the community’s facilities and is responsible for common area maintenance. Del Webb Corporation turned over control of the Association to SCSCAI in 1997. A nine-member Board of Directors is elected by the residents to administer the affairs of the Association. SCSCAI employs close to 300 employees, including an on-site Executive Director, and ten (10) department managers who are responsible for day-to-day operations of the Association. The Board of Directors conducts monthly meetings that are open to all residents. Much of the work of the Board is done by standing committees i.e. Architectural Review Committee, Deed Restriction Enforcement Committee, Clubs and Community Organizations Committee, Properties Committee, Golf Oversight Committee and Legal Services Committee.
Sun City’s governing documents include a Master Declaration of Covenants, Conditions and Restrictions (CC&R’s), individual tract declarations, Articles of Incorporation, Bylaws, Architectural Development Standards, Rules and Regulations and Age Restriction Policy.
In accordance with the Governing Documents of the Corporation, and under HUD’s Housing For Older Persons Act of 1995, revised in 1999, residential occupancy is restricted to at least one person 55 years of age or older and no one under the age of 19 may reside as a permanent resident.
Homeowner Assessments
Each homeowner in Sun City Summerlin is automatically a member of Sun City Summerlin Community Association, Inc. Annual homeowner fees are used for financing the operation and maintenance of the Association, to landscape and maintain the common areas, to preserve, enhance and protect the assets of the community, and to finance the programming and management of the amenities for the benefit of the homeowners.
Asset Reserve Funds
Sun City Summerlin maintains separate Asset Reserve Funds derived from annual homeowner fees, and the New Owner Reserve Assessment. The funds provide money for replacing and refurbishing the capital assets which are owned by the Association.
